Unfortunately, we do not take tents, tourers, or have a letting fleet of caravans. All the caravans and lodges are privately owned and there is no subletting on the Park.
We don’t take bring-ons from other caravan parks, but we’ll consider a part-exchange on your caravan against anything in our current sales stock.
We are a pet-friendly park. In fact, many of our owners have caravans here so they can holiday with their pets!
Dogs must be kept on a short lead around the Park.
We have two dog walking areas for you to enjoy. We ask that dogs are kept under the owners’ control at all times.
Tree Tops is open for nine months and one week. The season starts on 1st March and ends on 7th December.
We have a small lodge development, called Orchard Meadow, which opens for ten and a half months, from 1st February to 15th December.
For the 2026 season, the pitch fees for static caravans start from £4450 including VAT for a 9-month and 1-week holiday season.
Pitch fees for lodges on our Orchard Meadow development are from £5100 for a 10 and a half month holiday season.
The Rates, Water & Refuse fee for the period 1 July 2025 to 30th June 2026 is £306.13.
All the caravans have direct gas and electricity supplies. Utility charges for these are billed twice per year, based upon usage.
There is also the cost of having your caravan winterised by an external registered heating engineer. This is arranged between the customer and engineer.
Insurance premiums depend on the value of the caravan. We will happily provide a quotation.

Our pre-owned caravans and lodges are always in great condition.

Tree Tops is a home-from-home with the services to match!
We have a launderette, a library, a children’s play area, an outdoor gym (restrictions apply), two dog-walking fields, a 22kW EV charging point (for up to two vehicles), plus our beautiful, multi-award-winning grounds and gardens.
Free WiFi is available as standard across most of the park.
We have recently installed a premium WiFi connection, suitable for streaming and gaming. This is available across most of the park at an extra charge for installation and usage.
Our park is secured by an ANPR barrier system which only allows access to recognised vehicles.
Tree Tops is a really friendly and social caravan park and lots of our caravan owners love to meet and socialise together!
Most years, we hold several annual events, such as Easter Egg hunts and Halloween Trick or Treating for our Mini Tree Toppers, and a summer event, usually on the August Bank Holiday weekend.
We also regularly hold coffee and cake mornings in aid of local charities. These are hosted by Pinny Pals, a great group of locals!
All the events are well-attended and enjoyed by our Tree Toppers!

If a park won’t share their agreement with you, ask yourself – and them – why.
Make sure you check any paperwork thoroughly and look carefully at the length of time a site will grant a licence for.
Check out disconnection charges and, if you think you might sell your caravan at a later date, be clear in advance about what would happen to your caravan during that period.

Tree Tops Caravan Park is located just off the A548 Coast Road and close to the A55.
There is SO much to see and do locally!
The coastal town of Prestatyn is less than a 10-minute drive away, with supermarkets, pubs and restaurants, a cinema, amusement arcades, and fantastic independent shops.
Talacre Beach is just a 5-minute drive from Tree Tops, home to sand dunes and the Point of Ayr Lighthouse – one of the oldest in Wales!
Llandudno is a 45-minute drive away, with its famous pier, the Great & Little Orme, plenty of shops, a theatre, and the Alice in Wonderland Town Trail.
Of course, being in North Wales, there are also plenty of mountains, hill forts, and castles to explore, as well as walking and cycling routes, as well as the historic Offa’s Dyke Path and Wat’s Dyke Way!
At Tree Tops we endeavour to make our park as accessible as possible to all.
We’re situated on a hillside which can make things difficult for some, but there are large areas of the park where access should be no problem.
Sadly none of the caravans for sale have ramps installed.
All our public spaces, Reception, Launderette, and the Main Office have ramped access.
