Unfortunately we do not take tents, tourers or have a letting fleet. All of the caravans are privately owned and there is no subletting on the park.
We are a pet-friendly park. In fact, many of our owners have caravans so they can holiday with their pets!
We have two dog walking areas for you to enjoy.
Tree Tops is open for nine months and one week. The season starts on 1st March and ends on 7th December.
We have a small lodge development, called Orchard Meadow, which opens for ten and a half months, from 1st February to 15th December.
For the 2025 season the pitch fees for static caravans start from Β£4200 including VAT for a 9 month and 1 week holiday season.
Pitch fees for lodges on our Orchard Meadow development are from Β£4950 for a 10 and a half month holiday season.
The Rates, Water & Refuse fee for the period 1 July 2024 to 30th June 2025 is Β£269.33.
Utility charges, for gas and electricity, are billed twice per year based on usage.
There is also the cost of having your caravan winterised by an external registered heating engineer. This is arranged between the customer and engineer.
Insurance premiums depend on the value of the caravan. We will happily provide a quotation.

Our pre-owned caravans are always in great condition.

Tree Tops is a home-from-home with the services to match!
We have a launderette, a library, a children’s play area, an outdoor gym (restrictions apply), two dog-walking fields, plus our beautiful, multi-award-winning grounds and gardens.
Free WiFi is available as standard across most of the park.
We have recently installed a premium WiFi connection, suitable for streaming and gaming. This is available across most of the park at an extra charge.
Our park is secured by a barrier system which only allows access to recognised vehicles.

Itβs important, too, to check a sites’ fees and always insist on seeing a parks’ site agreement in advance, exploring the terms and conditions thoroughly.
If a park wonβt share their agreement with you, ask yourself β and them β why.
Make sure you check any paperwork thoroughly and look carefully at the length of time a site will grant a licence for.
Check out disconnection charges and, if you think you might sell your caravan at a later date, be clear in advance about what would happen to your caravan during that period.
Asking questions at this stage avoids unnecessary surprises in the future and ensures your purchase goes smoothly.

Yes, they do depreciate and you should consider them a long-term purchase.
We encourage customers to use their caravans as much as possible to ensure they get the best value for money over the term of their ownership.
We do offer insurance and most of our customers opt to insure through us.
Our preferred supplier is Compass Insurance. We have worked with Compass for over 25 years and have always found them to provide the cover in line with the requirements of our owners.

At Tree Tops we endeavour to make our park as accessible as possible to all.Β We are situated on a hillside which can make things difficult for some, but there are large areas of the park where access should be no problem.
Sadly none of the caravans for sale have ramps installed.
All our public spaces, Reception, Launderette, and the Main Office have ramped access.
